Ensure every CD has been cross referenced from LE, DU/LP, loan approval and lock.
Run a detailed loan report to include the following testing: CA High Cost, Fannie/Freddie, QM, HPML and HOEPA. Ensure all testing has passed.
Perform analysis of title report.
Review investor approvals and confirm all conditions are met.
Set up escrow accounts for tax, insurance and reserves.
Confirm dwelling insurance has met the necessary requirements.
Advise Escrow of scheduling signing appointments with TRID guidelines.
Monitor and correct daily reports.
Prepare initial CDs.
Prepare Final Loan Documents.
Prepare PCCDs and UCDs.
Pull SAMs for every file.
Run credit vs costs tests.
Confirm initial APR to final APR is within .125%.
Verify the CD Title, Escrow and Recording fees are within 10% from LE fees disclosed.
Verify cash to close and cash back are met as per Underwriter approval and program guidelines.
Check all FHA MI and VA Funding fees for accuracy.
Register MERs and confirm all listed properties are also disclosed on the 1003.
Participate in training of new staff and performance enhancement.
