I do not just clients to "Sign here, date here". I can guide the signers through the documents to make sure they have a good experience and are satisfied with the process. I especially make sure they see the critical documents: the Settlement Statement, Note, Deed of Trust/Grant Deed, and Closing Disclosure.

I am also familiar with how to complete PCORs, Statements of Information, Trust Certifications and Disbursement of Funds forms. I make sure the borrowers sign, and if necessary, initial dates on the Notice of Right to Cancel. I do not miss the signatures on the top of the 1003 or the second page of an FHA/VA loan.

I make sure to have the correct contact information with me to clarify information at the signing table before I leave an appointment. I will never make a correction without approval.
