I dont miss the inital signature on the 1003. I understand the importance of the rate lock deadline. This is why I have a portable scanner and can scanback at the signing table if needed. I know how to fill out a PCOR and a certification of trust. On the notice of right to cancel I make sure the borrower initials dates that change. I provide them with two copies and verify the recission date is correct. I dont just point and sign, I walk the borrower through the loan documents. If there is a question that I cant answer. I know to call the signing serive or the loan officer.
