Have a peace of mind for your next signing appointment. I am not the average loan signing agent. I have knowledge of the real estate loan documents and I can explain to the borrower what they are signing. If the borrower has any questions that I am not allowed to answer, or if there are any typos in the loan docs, I know who to call to get their questions answered.

I would never cross out and initial anything without permission. I make sure all forms are filled out completely by the borrower, no signatures, dates, or initials are ever missed. It is important to complete an error free signing the first round because I would never want the borrower to miss a rate lock.
I know that some lenders like a Notice of Right to Cancel Form initialed, that is why I guide the borrower where to sign all of the Notice of Right to Cancel Forms and how to fill them out if it is missing a rescission date. I guide the borrower on how to complete a PCOR, Trust Certifications and Statement of Information form for example.

All my notary acts are never missed. There is nothing worse than going back to meet with a borrower because I missed a stamp on an acknowledgement or jurat (one of my biggest pet peeves) and possibly causing a delay in funding.

FedEx is also my top priority when I am done with the closing because I want to get documents back in office ASAP no matter how many signings I have for that day. One last important thing is that I do not charge extra for scan backs.
