Notary Public 11375 Forest HillsNYNotary public in Forest Hills, NY 11375
I'm background screened and NNA NSA trained and certified. I have E&O insurance up to $100,000. I have completed hundreds of signings. I can package loan docs as well.Too many NSAs make careless mistakes or missed signatures. These cause delayed closings, re-signs, or missed rate locks. There will be no forms that your NSA fills out incorrectly or not at all, adding to your work load.
I'm an extension of your professionalism and knowledge of the loan docs. All forms will be executed completely and properly, i.e. Statement of Information, PCOR, Trust certification, top signature on the 1003.
There will be no errors, no missed stamps, nor missed signatures. Loan docs will be back in your office ASAP--same day when possible.
I do loan signings any time--24/7--I'm not picky-- holidays, late nights or weekends.
No mistakes on key docs--I know how to have the borrower fill out Power of Attorney, Notice of Right to Cancel, these are where errors often arise.
I am keenly aware that an incomplete signing, or a signing full of errors can cost a mortgage officer a rate lock, or a buyer to miss a close of escrow, or just cause everyone involved headaches. That is why I don't ever miss any dates, initials, or signatures.
I can also correctly execute power of attorney signings. I'll always confirm with you the specific verbiage, whether it's to be signed with power of attorney or as attorney in fact.
I always know to ask whether the borrower is to print trustee behind his signature on trustee signings. I know certain lenders prefer it in certain specific ways.
Notarial acts will not be overlooked, acknowledgements and jurats will be properly and legibly stamped.
I know who to call if there's a typo on a loan doc. I don't merely cross off and initial without permission..
I print docs efficiently, having a dual tray printer on hand.
I walk your borrower through all important loan docs: the closing statement, note, the deed or mortgage and the closing disclosure statement. Unlike some other notaries, I don't shove loan docs in font of a borrower and tell them to sign; if explanations are called for, then impartial explanations are given.
I always make certain your borrower knows what he is signing by guiding them through the loan docs. I understand I have to be impartial, but not uneducated.
If there are corrections to be made, say, to The Right to Cancel doc, I will make sure the borrower initials any corrections. If the lines are blank, I'll have the borrower fill in the dates themselves.
I'm not trying to be any notary signing agent, I just want to be good enough to be in your rotation. I am an extension of you. Let me represent you amazingly!
