I walk your borrower through all of the loan docs: the Closing Statement, the Note, the Deed, and CD.
All of the forms will come back completely filled out: the PCOR, the Statement of Information, Trust Certification or Disbursements of Proceeds.
I always make sure the borrower initials any corrections to the Notice of Right to Cancel.
I never miss the signature on the top of the 2nd page of the FHA or VA loan application or the top signature line on the front page of the 1003.
And I always return docs back first thing the next morning or immediately after I sign them if it is during business hours.
