I’ll just start with, I understand that an incomplete signing or a signing full of errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or just cause everyone involved headaches. That is why I do not ever miss any dates, initials, or signatures. I walk your borrowers through all the important docs or as I like to call them, “The Meat & Potatoes.”
Settlement Statement, Note, the Deed, Closing Disclosure, Payment letter, and Notice of Right to Cancel. Unlike other notary's, I do not just shovel the loan docs in front of the borrower and say, "sign here, I am just a notary." l understand that I must be impartial, but not uneducated. I always make sure that the borrower Initials any corrections to the Notice of Right to Cancel, also if the lines are blank, I will have the borrower fill in the dates themselves. All forms will come back completely filled out, whether that be the PCOR, Statement of Information, Trust Certification, or Disbursements of Proceeds. I know some Signing Agents miss the top signature line on the front page of the 1003. I do not. I know who to call if there is a typo on the loan docs. I just do not cross out and initial without permission. Oh, and I never miss the signature on top of the second page the FHA or VA loan application.
I always return docs back first thing next morning or immediately after I sign them if it is during business hours. I can print docs if you prefer or I can pick them up. Whatever is easiest for you. I am not picky about appointment times. 7 AM or 9 PM or even weekends. I am always available. And the best thing that I do is package loan docs for you. It is included in my price.
