I'm a notary signing agent in the (The Woodland /Cypress / Tomball & Houston surounding area (LSS Certified and NNA Certified), I just want to introduce myself.

Let me start with, I understand that an incomplete signing or a signing full of errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or just cause everyone involved headaches. That is why I don't ever miss any dates, initials, or signatures.

I actually walk your borrowers through all of the important docs: the closing statement, note, the deed, and closing disclosure. Unlike other notaries I don't shovel the Loan Docs in front of the borrower and say, "sign here, I'm just a notary."

I understand that I have to be impartial, but not uneducated. I always make sure your borrower knows what they are signing by guiding them through the loan docs. I always make sure that the borrower initials any corrections to the notice of right to cancel. Or if the lines are blank, I'll have the borrower fill in the dates themselves. Don't worry, if you ever have a providential funding signing I know how crazy and particular they are about dates being insanely neat. All of the forms will come back completely filled out, whether that be the PCOR, statement of information, trust certification, or disbursements of proceeds.

I know some signing agents miss the top signature line on the front page of the 1003. I don't. And I never miss the signature on the top of the second page of the FHA or VA loan application. There is nothing worse than when a notary strolls in at noon the next day with docs. I always return docs first thing next morning or immediately after I sign them if it's during business hours.

I can print docs if you prefer or I can pick them up. Whatever is easiest for you. I'm not picky about appointment times. 7am or 9pm or even weekends. I'm always available.

I know who to call if there is a typo on the loan docs. I just don't cross out and initial without permission. And the best thing I do is that I package docs for you. It's included in my price. I know your time is valuable and if I'm not packaging you are. I will never drop off docs and walk out the door.
