I understand that an incomplete signing or a signing errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow date. And, just cause everyone involved headaches. That is why I don't ever miss any dates, initials, or signatures. I actually walk your borrowers through all important docs: The Closing Statement, Note, The Deed, and CD. I don't just tell the borrower, “sign here, I am just a notary.”
I understand that I have to be impartial, but not uneducated. I always make sure your borrower knows what they are signing by guiding them the the loan docs. I always make sure that the borrower initials any corrections to the notice of right to cancel. Or if the lines are blank, I'll have the borrower fill in the dates themselves. All the forms will come back completely filled out, like the PCOR, Statement of Information, Trust Certification, or Disbursements of Proceeds.
